
Help please! I am a fairly new landlord and I have never evicted anyone. I have a tenant who's lease will be up the end of September - they have been late or paid partial payments since Jan. I have tried to work with them because they said they were having tough times. I know I should never have done this as it is a business! At this point I have already issued them 2 3 day notices. The one time they paid the balance so I did not proceed. This last time they paid most of it. We are almost to Aug and they still owe $200 from last month (rent is $360) also, they owe $600 in electric from last winter. The utility said they have to keep it on as long as they receive a partial pmt. My question is - since their lease is up end of Sept can I legally give them a notice that I will not be renewing their lease and they have 2 months to vacate?? Or do I just need to file for eviction? I am worried they will pay and then I am stuck with them thru another winter with an even higher electric bill that I am ultimately responsible for! Thank you!
