It seems that the solution to your rent collection problems rests with Iowa Code562A.27.2, which reads as follows:
" 2. If rent is unpaid when due and the tenant fails to pay rent within three days after written notice by the landlord of nonpayment and the landlord's intention to terminate the rental agreement if the rent is not paid within that period of time, the landlord may terminate the rental agreement."

You asked if you can elect not to renew this rental agreement. If you are in a one year lease, you may elect to not renew this lease by giving the tenant written notice at least 30 days before the end of the lease period. If you are on a month to month lease, you may give 30 days written notice of termination before the next monthly rent is due.
