You ask if you would be penalized for not knowing the law if you take tenant to court. Yes, you'll probably lose on procedural issues. The bulk of landlord/tenant law is contained in Iowa Code 562A. Collecting rent is covered by 'pay or quit' procedures contained in 562A.27. Security deposit law is provided in 562A.12, which includes requirements that you write to the ex-tenant within 30 days explaining disposition of the security deposit. There are local landlord associations throughout the state. Contact one near you (see our chapter page) and join to help acquaint you with the law and correct forms. And find an attorney to help you through the procedures.
